Charming naive painting with gorgeous color palette and sweet perspective. Nice period piece with old carriage, a horse in the yard, interesting take on architecture, just a really neat thing. Couple of small spots of loss as shown which does little to detract from the piece. Frame is not period and is not great but it does work. Painting is a standard 12″ by 16″ so should be easy to find another frame but again, this one works just fine. Please use photos and zoom feature for most accurate condition.
